With our efficient credit control team, we work hard to ensure all tenants pay their rent on time and on the date agreed each month. If payment hasn’t been received, our credit control team will contact the tenants directly, issue arrears fees to ensure that payment isn’t missed in the future or will take further legal action if required. Our rent guarantee service ensures you get your rent on time. We will even prepare all legal paperwork on your behalf and issue relevant notice period for tenants as per the legal requirements. We’re backed by an experienced property legal team, who have a fantastic track record of arrears collection.

Health and Safety Requirements

Philip James will ensure your property fully meets all the legal requirements for health and safety, protecting you and your tenants. Changes in UK law now make the letting agent and landlord legally responsible should safety issues arise. This could mean a large fine or even a prison sentence for both landlord and letting agent. At Philip James, we do not let or manage any property that does not meet legal requirements, we aim to protect landlords and keep tenants safe. Property inspections

All properties managed by Philip James are regularly inspected to ensure tenants and landlords are meeting our high standards. By regularly visiting the properties, we reduce the amount of routine maintenance that may be required, enabling landlords to save money whilst keeping tenants happy. Before any tenant moves in, we carry out an in-depth inventory on the property often with photographic evidence; this ensures we know the exact standard the property is in when let and coupled with our full move-out document alleviates any conflicts with tenants further down the line.

Our highly skilled maintenance team, along with our approved and fully qualified contractors will fully manage your property’s maintenance and repair requirements. With a wealth of experience and dedication, our maintenance team ensures your property and tenants are in safe hands throughout the entirety of your agreement with us.
